The Board of Directors has been, and will continue to be, involved and in charge of all aspects of the project. From hiring a consultant, to interviewing contractors, to budgeting and facilitating a construction loan, the Board continues to make all major decisions related to the Association and the project. They will receive information and updates from all parties and direct progress accordingly.
Knowing that the Association's management team typically have their hands full dealing with the day to day operations of the community, the Board of Directors has retained a third-party consultant to assist with all aspects of this project.
Advantage Consulting, LLC specializes in HOA construction project management and insurance claims administration. Eric Ault, the president /owner of Advantage Consulting has over 30 years of construction project experience and 12 years of experience managing HOA's. Eric will serve to oversee the project and will act as liaison between the Board of Directors, the owners, the contractor, the project engineer, and the management company. The community management team will continue to manage all other daily operations of the Association, including AP, AP, all assessments and payments related to the renovation project. They will remain informed and updated on project progress, but will not be directly involved with management of the project itself.
While the project manager will oversee and supervise the construction project, he will not replace the Engineer, who is required to inspect the work, ensure building codes and county requirements are being met, prepare permitting documents and liaise with county inspectors. The Board has retained a local Engineer to support in this role.
After soliciting bids and interviewing multiple qualified contractors, the Board has selected Prime South of The Carolinas, LLC to complete the work. We have entered into a contract for Phase I only, but anticipate using the same contractor for all three phases if all goes well.
Again, though many people are involved and contributing to the overall success of the project, owners are asked to direct all questions to the Project Manager so that we can stay organized, maintain and accurate history of documentation, and get you answers as quickly and efficiently as possible. As appropriate, the Project Manager will answer question, re-direct questions, or consult with the other parties listed on this page.
